As Xu Fangfang spoke, she flipped to the corresponding page for Qi Fei and began explaining the different styles of each villa.

Wu Yun took a sip of water and said, "Which ones are available now? I’d like to see the architectural model first!"

Xu Fangfang immediately led Wu Yun and Qi Fei to a massive architectural model in the center of the hall. "This model was built to scale with the topography of our Lushan International Community," she said. "You can get a clear view of the location and layout of each development."

"Please, follow me. This right here is Black Eagle Manor..." Xu Fangfang picked up the pointer for the model and indicated Black Eagle Manor’s location, taking the opportunity to introduce its surrounding amenities.

She then spent another ten-plus minutes showing Wu Yun and Qi Fei the other villa developments they had just discussed.

Wu Yun wrapped his arm around Qi Fei’s waist and leaned in to whisper in her ear, "I think Black Eagle Manor is in a great spot. How about we go check it out first?"

"Whatever. You’re the big shot paying for it, anyway!" Qi Fei rolled her eyes at Wu Yun and slapped his roving hand.

"Miss, could you arrange for a car? We’d like to see Black Eagle Manor first, and then Black Ebony Manor. We’ll skip the smaller properties for now!" Wu Yun’s words left Xu Fangfang with mixed feelings.

She was overjoyed at the prospect of a huge commission if she closed the deal, but anxious because villas in this price range were notoriously difficult to sell. After all, this wasn’t a purchase of a few thousand yuan; it was a villa worth tens of millions.

Rongcheng had plenty of wealthy people, and its number of residents with assets over ten million was among the highest in the country. But ever since Lushan International had its grand opening, these villas still hadn’t sold out, which just went to show how hard they were to move.

Even Xu Fangfang herself, despite working here for several years, had only ever sold three villas—and none of them were the large, detached homes in Black Eagle Manor or Black Ebony Manor.

With a spring in her step, Xu Fangfang arranged for a tour cart and escorted Wu Yun and Qi Fei toward Black Eagle Manor.

"Qi Fei, from now on, whenever you come back to Sichuan, let’s live here. I’ll just stay at my place near the school when I have classes." Wu Yun had already made up his mind. ’As long as the villa’s layout and view are good, I’m buying it. It’s a little remote right now, which means the housekeeper will probably need a car just for groceries.’

Xu Fangfang, who had been listening to their conversation, was secretly delighted. When she saw a lull in their chat, she leaned forward and began pointing out the various amenities along the route.

Soon, the tour cart passed through the main gate of Black Eagle Manor. Xu Fangfang called out, directing the driver to stop in front of an unoccupied villa.

Xu Fangfang took out the keys and opened the villa’s front door.

Standing outside, Wu Yun glanced at the garages on either side. Xu Fangfang explained, "The detached homes in Black Eagle Manor are designed with two separate two-car garages, for a total of four spaces. And if you’re not worried about leaving a car outside, you can park right here by the entrance as well."

"This way, please, sir and miss!" Xu Fangfang said, leading them through the main entrance situated between the two garages.

The moment he stepped through the door, Wu Yun’s eyes lit up. They entered a spacious, bright hall. Since the villa was uninhabited, the tiled floor was covered in a thick layer of dust, marred by countless footprints—a clear sign that it was a frequent stop on her tours.

Beyond the hall lay a garden, which, being untended, was somewhat overgrown with weeds.

What really caught Wu Yun’s eye, however, was a small creek flowing through the backyard. It was too far away for him to see if there were any fish in it.

’If this garden were cleaned up,’ he thought, ’it would be the perfect spot to have a few friends or business partners over for a barbecue and some tea. How great would that be?’

The villas here were marketed with luxury finishes, so the basic renovation was already complete. Aside from a bit of cleaning, one could move in right after buying appliances and furniture.

The couple then followed Xu Fangfang on a tour of all the living rooms and bedrooms.

Wu Yun thought the villa’s layout was excellent, and its location was prime. Standing on the upper floor, he had an unobstructed view of the nearby golf course, with no other buildings or hills in the way.

The only issue was that Wu Yun felt the interior design wasn’t quite right for a young couple like them. Though luxurious, it felt a bit dated.

During the tour, Wu Yun asked Qi Fei for her opinion. As it turned out, she felt the same way: she was happy with everything except the decor and even shared her own dream of hosting barbecues for friends in the garden.

The three of them then went to see two other villas in Black Eagle Manor. Wu Yun discovered that the interior design was largely the same in all of them—luxurious, but not to his and Qi Fei’s taste. Furthermore, the views and garden layouts of these other properties weren’t nearly as impressive as the first one.

The trio then moved on to the diagonally adjacent Black Ebony Garden. By the time they had toured two houses there, the day had gotten quite hot.

Wu Yun noticed the faint beads of sweat at Qi Fei’s temples and said to Xu Fangfang, "This is enough. We’ve made our choice!"

A look of delighted surprise spread across Xu Fangfang’s face. "Mr. Wu, which property have you decided on?"

Wu Yun said calmly, "The first house we saw in Black Eagle Manor. Let’s head back to your sales office. It’s getting a little hot out here."

「Lushan International Sales Office.」

Wu Yun and Qi Fei sat on a sofa, where they received an even warmer reception than before.

Holding the floor plan for the villa Wu Yun had chosen, Xu Fangfang began, "Mr. Wu, House 16 has seven bedrooms, three living areas, and six bathrooms. It has a total area of 621 square meters and includes a 500-square-meter private garden...."

Wu Yun listened to her presentation and, when she paused, cut straight to the point: "Just give me the price."

"Mr. Wu, our current price is 40,000 yuan per square meter. That puts House 16 at 24.84 million. There are also about 500,000 in miscellaneous taxes and fees, bringing the total to 25.34 million yuan."

Wu Yun nodded. He glanced over at Qi Fei and saw that she was staring at a portly, middle-aged man in the distance, who was surrounded by a crowd. "Qi Fei, you know him?" he asked.

Xu Fangfang also noticed the man and was about to say something, but Qi Fei spoke first. "I only know his surname is Xiao. He attended the grand opening for one of my dad’s developments. Back then, my dad had me call him Uncle Xiao."

Xu Fangfang was surprised, but then it all clicked into place. ’She’s here with a rich heir, and they don’t seem like they’re just fooling around. It’s common for the woman in this kind of pairing to be from a wealthy, influential family herself—a perfect match in terms of status.’

Xu Fangfang smiled. "So, miss, you know our President Xiao? He’s one of the two partners who developed the Lushan International Community. He’s usually the one managing things."

Just then, Xiao Junwen, still surrounded by his entourage, paused as he scanned the hall. He had spotted a familiar face. Qi Fei’s beauty was the kind one wouldn’t forget after a single meeting.

And so, Xiao Junwen strode over.
